Helen Hayes Theater History and Overview
Helen Hayes Theater, often referred to as just Hayes Theater, was built in 1912 by producer Winthrop Ames. It was first named The Little and was constructed as a type of rebellion against mainstream and commercial theater by only having 299 seats. Later, in the 50s, it was used as a recording studio for radio and TV. Then, in 1983, it was renamed to Helen Hayes in honor of the beloved actress.
It has been rebuilt and renovated over the years and now has a seating capacity of 597, but it’s still the smallest Broadway theater. It’s located in Midtown Manhattan at 240 West 44th Street as part of the Theater District.
Helen Hayes Theater Seat Options
There is no balcony or box seating at Helen Hayes Theater meaning there are only seats in the orchestra and mezzanine since it is a very small theater.
Best Seats at Helen Hayes Theater
The best seats in Helen Hayes Theater are located in Rows B to H in the middle section of the Orchestra. Also, the front row, Row A, in the middle section of the Mezzanine offers a great view of the stage at a more elevated position.
Best Seats On a Budget at Helen Hayes Theater
If you’re looking to still have a great view without spending as much, consider sitting in the middle section of the Orchestra in Rows F to M. Also, Rows D and F in the even and odd-numbered section of the Mezzanine offer great, more affordable seats.
Keep in mind that because this theater is so small, nearly all seats offer a good view that’s close to the stage.
Obstructed Seats at the Helen Hayes Theater
Sitting too close to the stage at the orchestra level or sitting all the way on one side tends to have a partial obstruction at any theater. However, because of how small Halen Hayes Theater is, obstruction is less likely.

Helen Hayes Theater has an accessible entrance from the Stage Door with ramps in the lower lobby. Also, there is a ramp aisle in the Orchestra that leads to wheelchair and companion seats. There is an elevator in the lower lobby to the Mezzanine level with more wheelchairs and companion seats.

There are four wheelchair seats in the Orchestra, located in Rows Q and R.
Six aisle seats with folding armrests are available in Rows J, K, N, and O.

There are four wheelchair seats in the Mezzanine in Row J.
Seven companion seats are also available in Row J, with another two in Row H.
